Decent price but half the amenities are never open, like ever. I have been living here a year and a half and it was only ever open the first month I lived here and that is it. Garage door never closed so people who do not pay for it take spots away from paying residents since the door system is the Olympics thing that will prevent that. Even after numerous complaints and talking to all levels of staff the problems still have not be resolved over a year later.

If you still can find other apartments then please don't rent from here. Let me tell you why. Well first, the price on the website is very misleading, they lure you in with low prices and once you sign the lease you have to pay a whole bunch of hidden fees. Just expect a 15 dollar parking fee, 13 dollar tenant insurance, extra utilities charges, 10 dollar trash fee and whatever convince fee they feel like charging you per month. These all adds up very quickly and you can well pay 900+ a month for a shoe box. Also the rooms are very small, and from what I seen, other places have far bigger rooms for the money. The rooms have no climate control and very thin walls. Kitchen has no ventilation, so the food you cook is going to stink up the rooms for days. Also because of this, expect fire alarms to go off at 1 the morning and other random times. The management is not any better, if you want something to be fixed you might need to wait for a whole week before they come to fix it. The trash rooms are always filled to the top. Extra charges are very common on top of your rent. Shuttle is also very unpredictable and can change any day with no warning. Overall I would not recommend this place, it is overpriced, rooms are small and mismanaged.

Auden was my first dorm in Buffalo. It had all the amenities, no cockroaches, and everything was new. You don't have to use other people's bathrooms, kitchens. Great place to live. I love the swimming pool and ice skating rink. The manager is very professional and responsive. Dog friendly, yet very clean and quiet. All around a great experience. I've had a great experience with the leasing team! The team is extremely nice and reasonable to work with when it comes to signing and negotiating apartment leases. The room was well maintained and management was responsive to repairs. They responded to my request within 24 hours, and the problem got resolved. The staff have always responded to any inquiries or requests in a timely and professional manner. When I had questions about the lease, they explained it to me with patience. The building is very clean and comfortable. They dispose of garbage regularly. The leasing office is unbelievably helpful and truly cares about the residents.

Lived here for a full semester and I have a few things to say about this place. Auden is probably cheaper than what you can find in terms of "student complexes" and it does speak modern living. However, the way the rooms are built and the structure of the building reminds me of IKEA showrooms. Depending on what floor plan you get determines how big/small the individual rooms are. I'm currently in a 4 x 4 floor plan and these rooms are small but enough for your day to day needs. The internet is fast at 300-400 mbps download and I never had a problem with outages. What I do have a problem is with the bathroom. Whoever designed the bathrooms are insanely narrow-minded. All the bathrooms have standing showers and can get pretty confined. Showering is the biggest pain I have. You have a big room for the bathroom but the bathroom sink and the standing shower is small. There's another problem which is management. Before applying here, I was told by management that as part of the amenities, that each individual contract/room gets a $25 electricity credit. I was getting insanely high electricity bills on top of the credit which made no sense because using $25 a month worth of electricity alone is a lot and I'm not using things like a gaming computer or cooking with ovens. My thermostat is set at 72 degrees all the time so there's no way I'd use up the entire electricity credit and then getting charged. One month I was charged $20ish dollars on top of the $25 credit which meant i was using around $45-50 of electricity.

Most mismanaged place. Don't sign a lease here. Save yourself all the trouble. They change the shuttle timings and don't even care to inform you till the last moment. AC broke and they can't fix it for days. They can't even fix the locks of the main door on time. The coffee machine they have is always out of beans. I can go on and on. Please save yourself and run when you see them. Never let anybody you know sign a lease here. You've better options at better prices like Block 20 and Station. This is not worth your money.

WORST OFF CAMPUS UB HOUSING, constant change of management, security cameras outside are just for show doesn’t record if anything happens to your vehicle in their lot,they don’t do anything about noise complaints you have to go directly to the police yourself and even then nothing changes,took 6 months to change blade in the dish washer, 3 months to fix the Ethernet port, fire alarms that go off constantly,they show a pool and hot tub in their ads but it’s never clean or open. Garbage is constantly leaking out into the hall way along with the smell from the trash rooms. Pool table with broken cues I could go on and on do yourself a favor and don’t let these people steal your money for no service what so ever their only job is to collect as much money as possible from residents they don’t care about whether the service is good or not it’s more money saved for them EDIT:All the most recent 5 star reviews were paid for so there isn’t much truth to their reviews as you can see they spammed a whole bunch to cover the true reviews

I had an excellent experience in particular with one of the Auden staff, Trevari. When my niece needed to relocate, as her gaurantor, I reached out to get assistance. I was fortunate enough to get Trevari on the phone and he was extremely helpful. His professional and genuine personal relationship skills really were appreciated. His assistance, follow up and communication helped to keep the process both moving forward quicker and less frustrating. If I was a hiring manager in your area and needed a customer service or a salesperson, I would try to hire him away. Auden is lucky enough to have such a great employee.
